Buying Real Estate

Full Service ... No High-Pressure Sales Techniques

Think about the major purchases you've made recently - a new car, maybe some new furniture, possibly a winter wardrobe. Think of all the happy memories created - sitting in the drivers' seat surrounded by new-car smell, the way you looked in the mirror when the clothes fit just so, the feeling of settling into a new couch for the first time.

Now think of the negatives. I guarantee you there's probably only one in all of these situations - a pushy salesman using every trick in the book to get you to commit before you're ready to purchase.

I hate pushy salespeople myself. And that's why I have set up my real estate business for buyers in such a way that you're free to browse for as long as you want without the constant pressure. Yes, I may check in with you from time to time. But I also promise not to stop assisting you, no matter how long your search may take.

First things first ... What Does it Cost?

In most cases, a buyers' agent receives their commission on a real estate sale from the listing agent through the co-operative agreement governing the MLS. This means that in most cases, you do not pay for independent representation out of pocket - the commission I receive usually is based on a percentage of the sales price and is rolled into that price.

Phoenix Arizona Real Estate Inventory

Some agents consider the local broker listings in the Arizona Regional Multiple Listing Service to be akin to a state secret. Not me. In fact, you can search the Phoenix real estate listings for FREE with NO REGISTRATION right here!

Have a question on what you see? Click on the "Request More Info" link and I'll receive an e-mail with the property in question and can answer whatever questions you may have.

A Guiding Hand ...

There's far more to purchasing a home than simply picking out a house after viewing a handful of pictures. You need an experienced negotiator to help you purchase the home for the best possible price. You need someone familiar with all aspects of the Arizona real estate contract, someone who can make sure your investment is protected throughout the escrow process. That's only the start of where I can help.

You also need a lender who not only can handle the financing, but give you competitive rates and also close the loan on time. You need inspectors to help uncover any issues you may not see while walking through the home. Maybe you'll need to find painters or movers. Or maybe you'll be looking for some new furniture to fill your new living room.

I have a collection of independent contractors in all of these fields and more who can help ensure the move into your new home is as smooth as possible.

Should I Rent or Should I Buy?

When in a position to choose, buying a home nearly always is a better choice than renting.   Why?

1.Freedom. You don't need anyone else's permission to decorate, paint, own a pet or even use a nail to hang something on the walls.
2.Equity. As a homeowner, you are building equity both through your monthly payments and through the appreciation of your property. As a renter, you're building equity for the owner.
3.Tax benefits. Under current law, all interest paid on a mortgage incurred in buying a home is deductible for tax purposes as long as the mortgage does not exceed $1 million. And in the early years of your mortgage, most of your payment is interest.
4.Being a homeowner feels different. When you open the front door, you're stepping into your home.  It's your backyard.  Your garage.  Your living room.  Your bedroom.  The pride of ownership is yours.
5.A sense of community. As a homeowner, you become part of the community in which you live and along with your neighbors you can shape the future of your neighborhood.

Should you still decide you want to rent, contact me and I can help you find a home to rent!
